Lendlease lands role on £1.5bn luxury resi scheme

Lendlease has been appointed to provide design advice at the former St John’s Wood Barracks site in north west London.

A statement from developer Craigewan said: “On behalf of its client, St. John’s Wood Square Limited, Craigewan can confirm the appointment of Lendlease to provide advice during the detailed design phase of the development prior to the appointment of a main contractor.”

The 2.2ha site was the former home of the Royal Horse Artillery and will be transformed into luxury homes across eight blocks.

Construction work is scheduled to last for five-and-a-half years.

Telford Homes signs luxury Battersea build to rent deal

Telford Homes has signed a pre-construction development agreement with property investor Greystar to deliver 894 build to rent homes at Nine Elms in Battersea.

Greystar has acquired two plots of land from the Royal Mail for the scheme. 

The pre-construction deal will see Telford Homes assist Greystar in pursuing a detailed planning consent for the site before entering a full design and build contract to deliver the development for a fixed price.

The terms of the contract include regular payments during the course of construction and profit paid on practical completion so Telford will invest limited equity and no debt. 

Telford Homes said it “is not taking any sales or rental risk but the margin earned will account for full construction risk and therefore is in line with the group’s target margin for build to rent developments.

“This increasing reputation is helping the Group to secure major opportunities such as this and we are looking forward to assisting Greystar and building a strong partnership with them.

“This development will represent a substantial increase in the Group’s build to rent portfolio alongside existing schemes with M&G Real Estate, L&Q and Folio London, part of Notting Hill Housing Group.

“The Board believes the Group’s skillset can be utilised to develop build to rent homes anywhere in London whilst still maintaining a strong pipeline of developments for individual buyers in non-prime London locations.”

Google submits plans for new King’s Cross HQ

Internet giant Google has submitted plans for its new headquarters building at King’s Cross in London.

Lendlease will be main contractor on the job which is expected to cost around £350m to deliver.

Plans went in to Camden Council for approval this week.

The planning application describes the scheme as a “7-11 storey building for use as offices with ancillary staff facilities including a cafe, gym, pool, Multi Use Games Area, events centre and landscaped roof garden.”

The Google HQ building, designed by Heatherwick Studios and BIG, in collaboration with BDP, will be home to 4,000 Googlers on completion.

Neil Martin, Manging Director of Lendlease’s Construction business in Europe, said: “With our global construction experience, we are confident this will be as distinctive as everything else Google does.”

Linden Homes and Volkswagen launch £100m Battersea scheme

Linden Homes and Volkswagen are investing £100m in a major mixed-use scheme in Battersea.

Linden Homes is putting in £90m alongside £10m from Lookers Volkswagen Battersea to build new apartments at 98 York Road.

The Podium development will also contain a new Lookers showroom which will occupy the ground three floors of the 20-storey building.

Construction is scheduled to start towards the end of this year.

Revised £1bn ‘Harrods’ of Bayswater plan approved

Westminster council has approved rescaled plans to redevelop the Whiteleys shopping centre in west London.

A joint venture between a Meyer Bergman-advised investment fund and Warrior Group aims to give the once grand Grade II-listed department store in Bayswater a new lease of life.

The Foster + Partners designed £1bn mixed-use scheme will see 500,000-plus sq ft of homes and shops built behind the existing 1911 facade.

Under the revised plans two controversial residential towers will be dropped a floor and the number of one and two bedroom flats increased from 44 to 78 while larger four bedroom homes will be reduced from 37 to seven.

The scheme will open onto Queensway, which is also planned to undergo a £50m revamp.

Under the section 106 agreement the developer has agreed to fund £6m of public realm improvements and £6m for affordable housing.

British Land to submit 5.5m sq ft Canada Water plan

Property developer British Land is preparing to submit plans for its 5.5m sq ft Canada Water scheme in London within the next 12 months.

The vast mixed-use scheme, south the Thames in Rotherhithe, ranks as the London developer’s most ambitious scheme over the next 10 years.

This morning the firm revealed plans were progressing for the 46 acre site as it unveiled a 7% rise in underlying profit for the year to £390m.

British Land is working closely with the London Borough of Southwark, the Greater London Authority, Transport for London on the scheme.

Plans will include 2m sq ft of workspace and 1m sq ft of retail and leisure space alongside educational and cultural uses and up to 3,500 new homes.

These will include a mix of affordable and market priced housing as well as a more targeted provision, including student accommodation.

Chris Grigg, chief executive, said: “Our active programme of engagement with the local community and other stakeholders includes our fourth public consultation which started earlier this month and we are targeting submission of a planning application around the end of the financial year.

“We will evaluate phasing of the project and potential funding structures as we move closer to securing planning.”

Mayor green lights two refused London housing schemes

London mayor Sadiq Khan  has approve two major housing projects previously refused planning by local borough councils.

His decision to call in and then approve the schemes after they were altered to increase the affordable housing element means construction can proceed on nearly 700 homes.

Haringey Council had rejected an application for up to 505 homes, including a 21-storey tower at Hale Wharf in Tottenham, over concerns that it would be too tall and would adversely impact Green Belt land.

The Allies and Morrison designed scheme for joint developer Muse and the Canal and River Trust will now start first phase piling this summer.

Likewise, an application for 186 homes in Palmerston Road in Wealdstone was also rejected by Harrow Council, as the 17-storey development was deemed too high.

Now Origin Housing Association can go ahead with its plans for the £15m project, which is being bid by Galliford Try and Keepmoat.

Khan said: “We’ve worked with the applicant on the Hale Wharf scheme in Haringey to increase the level of affordable housing and ensure the project will not encroach on our precious green belt, as was the case in earlier designs.

“The development at Palmerston Road in Harrow also offers a high level of affordable housing, which is particularly important as we move towards my long-term strategic target of 50% affordable.”

Go-ahead for London Albert Embankment twin towers

Lambeth Council has given the green light for a pair of 25-storey towers on London’s Albert Embankment.

Developer Ocubis aims to build the 166-home twin-tower scheme at 36-46 Albert Embankment at a former Texaco garage site in the heart of Vauxhall overlooking the River Thames.

Designed by architect Make, the scheme will test the appetite in the London market for prime residential in the Vauxhall area.

The design presents several engineering challenges with several sections of the stepped 85m tall buildings cantilevered to break up the profile.

Watermans is both M&E and structural consultant on the project.

Waterman’s Director, Peter Downing said that the complex building geometry presented structural engineering challenges that were solved by adopting reinforced-concrete framing, comprising core-and-outrigger stability systems, balanced cantilever floors and “walking walls” to dramatic effect.

The development for site owner Hotchkiss will use combined heat and power to provide over 70% of the heating requirements and have renewable energy provided by 35m2 of photovoltaic cells.

Firm picked for £1bn London sink estates revamp

Taylor Wimpey has been selected as preferred bidder to redevelop two neighbouring housing estates in Battersea with over 2,000 homes.

The vast scheme is being promoted as the flagship project in the Government’s crusade to bulldoze and rebuild the country’s worst sink estates.

The £1bn Winstanley and York Road scheme will regenerate a 32 acre site creating a new better-designed mixed-use neighbourhood of around 2,000 homes with new retail, leisure, community and office space.

Taylor Wimpey managed to beat rival bids from industry heavyweights Berkeley, Balfour Beatty, Lendlease and C&C Properties UK & Pinnacle Group.

Council tenants and owner occupiers are being offered new homes in the development so they can stay and share in the area’s revival.

Tenants have already supported a wholesale redevelopment option for the two estates rather than a revamp of existing buildings.

The estates sit side-by-side between Clapham Junction station and new luxury housing along the river.

Under the favoured option 3 some existing blocks will be refurbished and large areas of the York Road estate will be rebuilt.

The redeveloped areas will be extended further to include Ganley Court, Gagarin House and Shepard House. New housing would be constructed in modern buildings fronting onto clearly defined streets.

Two towers on York Road estate will be retained under present plans but Chesterton House would be redeveloped.
